RELEVANT LETTING FEES AND TENANT PROTECTION INFORMATION

As well as paying rent, you may also be required to make the following permitted payments.

Before the tenancy starts (payable to WB Lets Ltd)

Holding Deposit: £0.00 – We do not charge a holding deposit.
Tenancy Deposit: Where applicable, a tenancy deposit may be required and will be protected within a government-approved tenancy deposit protection scheme.

STUDENTS

Rent is usually payable monthly in accordance with the tenancy agreement.
We understand that student finance instalment dates do not always align with monthly rent due dates. If you believe this may affect your ability to meet your rent payments, please contact us as early as possible so that we can discuss the options available.
Some student properties require a tenancy deposit and some do not. Where a deposit is required, it will be protected within a government-approved tenancy deposit protection scheme.

RESIDENTIALS

Rent is usually payable monthly in accordance with the tenancy agreement.
Where applicable, a tenancy deposit may be required and will be protected within a government-approved tenancy deposit protection scheme.

Additional fees (payable to WB Lets Ltd)

Payment of £50.00 for each change if you wish to change the tenancy agreement.

Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate, where permitted by legislation.

Payment of any unpaid rent or other reasonable costs associated with the early termination of a tenancy.

Payment of £15.00 for a lockout between 9.30 am and 5.30 pm Monday to Friday and a minimum of £50.00 outside office hours at reasonable times, if staff are available (excluding replacement key costs). If staff are unable to attend, you would have to call a locksmith at your own expense and may also have to pay for any additional works or lock replacements that the landlord may have to carry out after.

Payment of between £15.00 and £50.00, depending upon the key type, for the reasonably incurred costs relating to lost keys or security devices.

During the tenancy (payable to the provider where applicable)

Utilities – gas, electricity and water
Communications – telephone and broadband
Installation of internet, television or communication services
Subscription to television, broadband or communication providers
Television Licence
Council Tax (where applicable)

Other permitted payments

Any other permitted payments under the relevant legislation, including contractual damages and costs arising from breaches of the tenancy agreement where legally recoverable.

Tenant Protection

WB Lets Ltd is a member of Client Money Protect (CMP), which is a client money protection scheme, and a member of the Property Redress Scheme.
