How do I book a viewing?
You can submit an enquiry through our website, call us, WhatsApp, email us or visit our office. We will arrange a suitable viewing appointment and, where available, may be able to offer evening or weekend viewings by prior arrangement.
What are your opening times?
Our office is generally open Monday to Friday, 9.30am to 5.30pm.
Do you carry out weekend and evening viewings?
Where possible, we may be able to offer evening or weekend viewings by prior arrangement, subject to staff availability. Unfortunately, this service cannot be guaranteed.
I like a property. How do I sign for it?
Firstly send us an email with all applicants CC’s in, so we can reply to you all at the same time. We aim to make the application and tenancy process as straightforward as possible.
Before a tenancy can be agreed, we may need to carry out referencing checks, including identity verification, affordability assessments, employment verification, previous landlord references and Right to Rent checks where required.
Some applicants may require a guarantor. Where a guarantor is required, they will also be subject to referencing and affordability checks.
What documents do I need to provide?
Identification
A valid passport, biometric residence permit (where applicable) or other acceptable identification documents.
Proof of Address
Recent documentation showing your current address, such as a bank statement, utility bill or official correspondence.
Employment or Student Status
Professionals may be required to provide employment details and proof of income.
Students may be required to provide confirmation of their student status, student identification or university acceptance documentation.
Guarantor Information
Where required, guarantors must provide identification, proof of address and proof of income.
What is a guarantor?
A guarantor is someone who agrees to meet the tenant’s obligations under the tenancy agreement should the tenant fail to do so, including rent arrears and other financial liabilities arising from the tenancy.
To qualify as a guarantor, they must:
• Be over 21 years of age.
• Normally be UK-based, unless otherwise agreed.
• Pass our referencing and affordability checks.
• Have a gross annual income of at least three times the total annual rent for the property.
In some circumstances, we may accept a professional guarantor service as an alternative.
Do you allow pets?
We understand that pets are an important part of many households.
Requests to keep a pet will be considered in line with current legislation and the individual landlord’s requirements. Permission must be obtained before bringing a pet into the property and additional conditions may apply depending on the property and type of pet.
Is Wi-Fi included?
Some properties include Wi-Fi or broadband within the rent, whilst others do not. Details of what is included will always be stated within the individual property listing.
Do you have any application or administration fees?
No. We do not charge application or administration fees to tenants.
Is there a deposit?
Some properties require a tenancy deposit and some do not.
Where a deposit is required, it will be protected in a government-approved tenancy deposit protection scheme.
Do you register my deposit?
Yes. Any deposit we receive will be registered with an approved tenancy deposit protection scheme in accordance with current legislation.
Will I get my deposit back?
Provided the property is returned in the same condition as it was at the start of the tenancy, allowing for fair wear and tear, any deposit deductions will be assessed in accordance with the tenancy agreement and relevant legislation.
How do I collect my keys?
Keys will normally be collected from our office or as otherwise arranged prior to your move-in date. We ask that appointments are booked in advance to ensure everything is ready for your arrival.
Is smoking allowed inside the property?
Smoking and vaping inside our properties is not permitted at all.
How do I make a complaint?
Please email property@wblets.co.uk with the full property address, your contact details and details of your complaint. We will provide details of our complaints procedure and investigate the matter accordingly.
How do I report repairs?
Maintenance issues should normally be reported directly to the landlord or their appointed maintenance contractor using the contact details provided at the start of the tenancy.
If you are unsure who to contact, please get in touch and we will direct you accordingly.
Are you part of a redress scheme?
Yes. WB Lets Ltd is a member of the Property Redress Scheme.
Is your client money protected?
Yes. WB Lets Ltd is a member of Client Money Protect (CMP).
As well as my rent, what else could I be expected to pay?
Students
Rent is usually payable monthly in accordance with the tenancy agreement.
We understand that student finance instalment dates do not always align with monthly rent due dates. If you believe this may cause difficulties in meeting your rent payments, please speak to us as early as possible.
Some student properties require a deposit and some do not. Where a deposit is required, it will be protected within a government-approved tenancy deposit protection scheme.
Professionals
Rent is usually payable monthly.
The first month’s rent is normally payable before the tenancy commences.
Where applicable, any deposit paid will be protected within a government-approved tenancy deposit protection scheme.
Other Costs
You may also be responsible for utility bills, broadband, television services, council tax (where applicable) and any other permitted payments outlined within your tenancy agreement.
What if I am no longer able to stay in the tenancy as a student?
If your circumstances change and you are no longer a student, please contact us as soon as possible.
Whether you are able to remain in the property will depend on the individual property, landlord requirements and any licensing or occupancy restrictions that may apply.
If you wish to leave the tenancy early, this may be possible by agreement with the landlord and, where applicable, by finding a suitable replacement tenant, subject to approval and referencing.
What happens when I find a suitable replacement tenant?
Any proposed replacement tenant will be subject to referencing, affordability and Right to Rent checks where applicable.
The landlord reserves the right to approve or decline any proposed replacement tenant.
Reasonable administration costs associated with a tenancy amendment may apply where permitted by legislation.
